Cooper's Beach parking and permits

Cooper’s Beach is the Village of Southampton’s public face. It is also the only one of its eleven beaches with lifeguards and a full set of facilities, and the only one that sells a daily pass. In 2026 the pass cost $55 and was sold in person by parking attendants.

Daily pass rules

• Sold on weekends beginning May 23, then daily from June 20 through September 7 in 2026.
• Display the pass on the front windshield. A seasonal permit goes on the left rear window.
• Motorcycles and mopeds need a permit or pass.
• Alcohol is not permitted, and no pets are allowed within the facility or lot.

Village code ties the parking lot to the beach: from May 15 through September 15 nobody may park in the lot while the guard booth is staffed without a valid permit. The code frees permanent residents and taxpayers from the fee and charges others the fee set by the Village.

Seasonal permits

Owners and year-round renters get free permits. Local non-village residents pay $300, and a summer visitor pays $600. The Southampton renter guide explains which fits a seasonal tenant. Conditions, rentals and the live camera are on the Village page and Hamptons Beach Day. Arriving from the city? Hamptons Commute covers the trip to Southampton.
