Southampton beach permits and parking

Southampton Village runs eleven beaches under its own permits: free for owners and year-round renters, $300 for local non-village residents and $600 for a summer visitor. Cooper's Beach sells a $55 daily pass.

“Southampton” means three different permit systems depending on where you park. The Village of Southampton owns the oceanfront from Cooper’s Beach through the Gin Lane area. Southampton Town owns the beaches in Hampton Bays, Water Mill, Bridgehampton and Sagaponack. Suffolk County runs Shinnecock East. If you are renting in the village, the Southampton renter guide is the shortest route to the answer.

The Village’s permit page has categories and documents. Only Cooper’s has lifeguards, and only Cooper’s sells a daily pass. Village code reserves road-end parking at Cryder, Little Plains, Old Town, Wyandanch, Halsey Neck, Gin Lane and Fowler for permit holders from May 15 to September 15.

What a visitor can do

  • Pay $55 for a Cooper’s Beach daily pass, sold in person.
  • Drive east to the Town’s Flying Point Beach and pay $40 by app on a weekday.
  • Use Suffolk County’s Shinnecock East for $18 per vehicle.

The Town of Southampton’s permit is a different product: see Town versus Village permits. In August 2026 the Village backed away from a proposal for year-round beach permits and stayed with the May 15 to September 15 season.

Plan the rest of the trip

Hamptons Beach Day helps you choose a beach once you know you can park. Hamptons Commute covers getting to Southampton by Jitney, train or car. Eat Hamptons lists restaurants in Southampton, and Hamptons Year Round covers living there outside summer.

Who issues beach permits in Southampton?

Village of Southampton. Buy only from the issuing office.

Can a day visitor park at a beach in Southampton?

Yes, but only at some beaches: Cooper's Beach ($55). See the daily parking guide for the rules on each.
