Can renters get a beach permit in Southampton?
In Southampton Town, year-round renters get the $50 to $60 resident permit and summer renters pay $500 to $525 or $40 a day. In the Village of Southampton, year-round renters get free permits and a summer renter pays $600.
- Town of Southampton
- Year-round renter: $50 to $60 with a Town-address registration. Seasonal renter: $500 to $525, or $40 daily.
- Village of Southampton
- Year-round village renter: up to 3 free permits. Local non-village renter: $300. Summer visitor: $600.
- Break-even
- At $40 a day, the Town non-resident season permit pays off after about 13 beach days.
Southampton splits in two for renters. The Town runs the ocean beaches from East Quogue to Sagaponack, and the Village of Southampton runs its own eleven. Searching for a home? Browse Southampton rentals on Hamptons Key and check lease length against the table below.
Town of Southampton
A resident is someone who has maintained a principal home in the Town for at least 12 months immediately before applying. The Town’s proof for year-round renters is a vehicle registration with a physical Town address. If your registration carries a local PO Box, it asks for two more proofs: three cable or electric bills (one current, one from six months ago and one from a year ago), a driver’s license with a Town address, a voter registration card, or a W-2 or tax return with a Town address. A lease is never accepted.
Seasonal renters are non-residents. The non-resident full-season permit costs $500 online or $525 at peak pricing and excludes W. Scott Cameron Beach. Daily parking is $40 by app at the beaches that sell it.
Village of Southampton
The Village’s 2026 application gives three renter routes:
- Year-round Village renter: up to three permits at no charge, with a registration in the renter’s name and three utility bills at the Village address dated spring 2025, winter 2025/26 and spring 2026.
- Local non-village renter: $300 per vehicle, with a Southampton tax bill showing the school or fire district, or three utility bills at the Southampton address.
- Summer visitor: $600 per vehicle with a valid registration.
A seasonal renter in the Village normally ends up in the $600 category, because the other routes require year-round paperwork.
Which fits which renter
| Renter | Best fit | Cost |
|---|---|---|
| Year-round, Town of Southampton address | Town resident permit | $50 to $60 |
| Year-round, in the Village | Village renter permits | Free |
| Summer, wants Town beaches most days | Town non-resident season permit | $500 to $525 |
| Summer, a few beach days | Town daily parking | $40 a day |
| Summer, Village beaches only | Summer visitor permit, or Cooper’s daily pass | $600, or $55 a day |
The Town’s daily-parking list is on the daily parking guide. Document details are on the proof-of-residency guide.
A trap to avoid
A Town sticker is not valid at Cooper’s or any Village beach, and a Village sticker is not valid at Ponquogue or Flying Point. The Town versus Village guide shows the dividing line.
Common questions
Do I need a lease to get the Southampton Town resident permit?
No, and a lease will not help. The Town says leases and insurance cards are not accepted as proof of residency. It wants a vehicle registration at a physical Town address or specific bills and documents.
What is the 12-month rule?
The Town defines a resident as someone who has kept a principal home in the Town for at least 12 months immediately before the application. That is why a summer tenant is a non-resident.
Can I use daily parking all summer?
Yes at Hampton Bays beaches, where it is available seven days a week. At Flying Point, Mecox and Sagg Main it is weekdays only, and not at W. Scott Cameron.
