Can renters get a beach permit in East Hampton?
A year-round renter with a vehicle registered at an East Hampton address gets a free Town permit. A summer renter usually does not: the choices are a $600 Town permit, a $750 Village permit if one is available, or daily parking at $35 to $50.
- Town of East Hampton
- Free resident permit if your New York registration shows an address in the Town. Otherwise $600 general non-resident.
- Village of East Hampton
- Year-round tenants qualify as residents with a lease and three proofs. Summer renters: $750 season, $250 to $300 monthly or $50 daily (2026 prices).
- Day parking
- Atlantic Avenue $50 weekdays. Kirk Park $35. Main Beach Lot 2 and Two Mile Hollow $50, Monday to Thursday.
East Hampton has two permit offices, and a renter has to work out which one governs the beach before the lease is signed. Here is the answer for each kind of tenant. Looking at homes? See current East Hampton rentals on Hamptons Key and match the lease length to the options below.
Town of East Hampton
The Town’s resident test is in the code, section 240-35: a valid New York registration for the applicant with an address in the Town, which includes the Village of East Hampton and the East Hampton part of Sag Harbor Village, or a tax receipt for property in those areas together with a registration in the owner’s name. The Town Clerk reviews each application.
So the lease is not the test. The registration address is. A tenant who registers the car at the rental address gets the free resident permit. A tenant whose car is registered in Manhattan or Connecticut does not qualify and buys a non-resident permit. The Clerk sells the $600 general permit, and the code lists family, cooperative and commercial lodging permits at $175, which seldom fit a house renter. Renting a house does not qualify you for the lodging permit.
Village of East Hampton
Village beaches (Main, Georgica, Egypt, Wiborg, Two Mile Hollow) need a Village permit. Year-round tenants inside the Village qualify under Village Code 267-5C(1)(b) with a copy of the year-round lease and three of the listed proofs: voter registration, driver’s license, vehicle registration, one utility bill or a W-2 or tax return, each at the rental address.
Summer renters and anyone outside the Village buy non-resident permits. The 2026 prices were $750 for a full season (capped at 3,100 permits), $250 to $300 for a month (500 permits a month) and $50 for a day on weekdays. A Town of East Hampton sticker does not work at Village beaches.
What each renter can do
| Situation | Town beaches | Village beaches |
|---|---|---|
| Year-round tenant, car registered at the rental address | Free resident permit | Resident permit with lease and three proofs |
| Summer renter, car registered elsewhere | $600 general permit, or $35 to $50 daily at Kirk Park and Atlantic Avenue | $750 season if available, $250 to $300 monthly, or $50 daily Monday to Thursday |
| Renter for one month | Daily parking | Monthly Village permit |
| Guest of a resident | Family permit at $175 if related to a permit holder | Daily parking |
Questions to ask before you sign
- Is the lease year-round? Both offices treat that differently from a seasonal one.
- Does the owner hold a Village or Town sticker? Permits do not transfer, but the owner may know the sale dates.
- Which beach do you actually want? Indian Wells and Ditch Plains are Town-resident-only lots, so a $600 permit may not open them.
Dates matter
The Village sold its 2026 online season permits on February 2 and its monthly permits on May 1, both at 9 a.m. If you rent for next summer, check the permit calendar and the Village page for 2027 dates, because the season permits are capped.

Common questions
Does a summer lease make me a resident for beach permits?
Not by itself. The Town tests the address on your New York vehicle registration, and the Village tests whether you are a year-round tenant. A summer lease with a car registered elsewhere leaves you a non-resident in both systems.
Can my landlord's beach sticker transfer to me?
East Hampton Town and Village permits are non-transferable. Each is tied to a vehicle or plate. Do not plan on borrowing the owner's.
What if I rent for July and August only?
The Village's monthly non-resident permits cost $300 for July and $300 for August 1 to September 15, but only 500 per month are sold and the sale opened May 1 in 2026. Daily parking is the fallback.
