East Hampton beach permits and parking

East Hampton has two permit systems. The Village's five beaches cost $750 for a non-resident season or $50 by day; the Town's beaches are free for residents and $600 for non-residents. Stickers do not cross over.

Village beaches
Main, Georgica, Egypt, Wiborg, Two Mile Hollow: Village permit, $750 non-resident season in 2026
Town beaches
Maidstone, Springs landings and others: Town of East Hampton permit, free for residents
Day visitor
$50 at Main Beach Lot 2 or Two Mile Hollow, Monday to Thursday
Renter route
Year-round tenants can qualify as residents; summer renters buy non-resident or day parking

East Hampton is the most confusing place on the South Fork to buy a permit, because the Village of East Hampton and the Town of East Hampton both sell their own stickers and neither accepts the other. A mistaken purchase is not refunded. If you rent, start with the East Hampton renter guide.

The Village page covers the five oceanfront beaches inside the village. The Town page covers Maidstone Park and the Springs landings. Town code treats the village as inside the Town for resident purposes, so a Village resident can also get a Town sticker.

Quick rules

  • Village permits are digital and tied to your plate.
  • You may park at any Village beach before 9 a.m. and after 6 p.m. without a permit.
  • Driving on the sand needs a Town drive-on permit everywhere, even inside the Village.
  • The East Hampton Circuit shuttle runs from the LIRR station and Jitney stop to Main Beach.
